Refurbishment Follow-Up Letter (January 2024)

Dear Owner,  

 

We have progressed so quickly into 2024 and therefore take this opportunity to further update you regarding the refurbishments of Dolphin View Villas (formerly Perna Perna 4), leading to a revitalized property befitting the status of a KwaZulu Natal North Coast holiday resort.

 

Refurbishment Update:

 

We are sorry to announce that the previously scheduled re-opening date of 29th March 2024 will be unavoidably postponed. This delay is due to recent notifications from municipal authorities requiring additional modifications to the property, as outlined in our earlier communications (see our previous communications here).

 

This includes the addition of 2 exterior staircases to the exterior of the building to facilitate the exit in case of emergency from all floors, which needed to be specially designed by engineers, and will take a number of weeks to be constructed, installed and approved by the municipality. 

 

Further, we need to bring to your attention that the swimming pool, built well over the building line, needs to be removed as no permission was granted by the municipality, either previously, or through our re-application.


All owners continue however to enjoy the facilities at the adjoining property (Dolphin View Cabanas), which includes their swimming pool.


Unfortunately, due to the frequent flooding in KwaZulu-Natal, there has been significant damage to both public and private infrastructure. This has led to delays in obtaining municipal approvals. The authorities are now rigorously enforcing corrections for any previous gaps in approvals and safety standards. As a result, we will not be able to receive our occupancy certificate until these issues, along with others previously mentioned, are addressed.

 

Although this situation is unfortunate, there is a positive aspect to consider. Once the necessary changes are made, the property will not only meet all safety and municipal requirements but will also be beautifully refurbished. This will ensure that you can enjoy many more years of holidays in a well-maintained and compliant environment.

 


What are the resort closure dates?

 

We are attempting to expedite the process as quickly as possible, but ultimately, as we do rely on the municipal office’s approvals, it will unfortunately be impossible to complete the project by the anticipated date. We are working towards the first occupation being 14 June 2024. We will of course keep you updated if this changes.
 

What Happens If I Own Timeshare during the Resort Closure period?

During the closure period, all affected weeks with paid-up levies, will be automatically banked with iExchange. This banking will enable you to do an exchange either back into your home resort at another time, or into another resort within the 4000+ iExchange portfolio of resorts, either locally or internationally.

All owners affected by this closure will also receive an exchange fee credit in their iExchange account, equivalent to a local Full Week exchange fee. This, along with the above week credit, means that you will not have to pay any additional fees for this interruption, ensuring you won't miss out on your annual timeshare holiday. 


There is no need for you to contact us to get your week banked, as we will do this for you automatically.
